Centre at Glen Burnie
Repositioning a struggling asset
Governor Ritchie Highway, Glen Burnie, Maryland.
Originally built in the early 1960s, the Centre at Glen Burnie is situated at a premier intersection with regional access and excellent visibility. The property was partially redeveloped in the early 1990s, but by the 2000s, the interior mall portion was struggling to retain and attract tenants. Goodman Properties hired Segall Group to help reposition the asset once it was determined that the mall needed to be demolished.Beginning in 2018, renovations and selective demolition commenced, including new façade and signage upgrades.
How we brought value
Segall Group understood that this asset held enormous potential, and that its proximity to Walmart and shadow-anchor Target would provide an attractive opportunity for many retailers once the center was made more functional. The company produced a number of key leases, including Burlington, Suntrust Bank (now Truist Bank), Cycle Gear, and handled the relocation of T-Mobile and renewal of Famous Footwear.
Further work was done to bring about a strong grocery anchor tenant to backfill the long vacant HHGregg and Office Depot, which is proposed to open in 2024.
